The Best Way To Consolidate Debt

There are two main considerations when looking for the best way to consolidate debt. As well, these products are flexible enough to allow for reduced monthly payments. We will review each of them here.

1. Home Equity Line of Credit. Surely, using a Home Equity Line of Credit is not the best way to consolidate debt, but it ranks highly. The reason is that a HELOC offers great flexibility to borrowers since any unused or repaid credit can be accessed at a later date. More importantly, rates are usually extremely favorable since they are variable and often based on prime. This meets the lower-interest-cost requirement! Additionally, monthly payments to a HELOC are normally very low, some as low as “interest only.” However, the flip-side to an interest-only payment is that it does not improve your overall finances if that is all the borrower can afford to make. In order to improve net worth, that debt needs to be repaid.

2. Refinancing a First Mortgage. This is clearly the best way to consolidate debt in almost every situation. Although there can potentially be penalties and fees to break an existing mortgage term, borrowers should evaluate the savings over their existing debt situation and consider how much they will save over the life of the debt. This can be measured as simply as finding the difference between interest rates and can also be measured by reviewing the monthly cash flow savings. With First Mortgage rates quite low, especially now, borrowers will not only benefit from exceptionally low credit rates, but from a much lower, single monthly payment. As the best way to consolidate debt, the First Mortgage option does have a fairly large drawback; the consolidated debt erodes the equity previously available in the home.

3. Obtaining a Second Mortgage. Second mortgages often come with rates that are lower unsecured credit rates. Second mortgages can sometimes have low monthly payments (often interest-only). However, it is unlikely that a Second Mortgage will ever be the best way to consolidate debt for any borrower. In cases where equity is slim or the borrower’s income cannot be properly substantiated, or where the borrower cannot obtain a refinance or HELOC through their original lender, then a Second Mortgage becomes a viable option. While the savings in terms or interest costs and monthly cash expenses might be minimal, they often better than any of the unsecured alternatives.

Borrowers who want to find the best way to consolidate debt are always wise to use the equity in their home as a way to secure financing. This tactic is optimal for two reasons. The first is that secured lending comes at a lower cost compared to unsecured lending, thereby saving the borrowers in terms of total cost of borrowing. The second is that payments are typically lower on secured credit because the amortizations can be stretched farther and the lower rates allow for lower payments, resulting in greater monthly cash flow. In the end, the borrower should always consider secured options as the best way to consolidate debt over the long haul given the pure financial benefits.

HVCC

Implemented on May one of 2009, the Home Valuation Code of Conduct was designed by Fannie Mae, Freddie Mac, and the Attorney General of New York. Its purpose is to restrict influences of third parties on home appraisals.

The HVCC stops influence to the appraisal from third parties. According to the HVCC, the bank has 3 business days to provide borrowers with free copies of the appraisal.

Lenders are now required to haphazardly select 10% of appraisals, test them, and report any misconduct to Fannie Mae or Freddie Mac. Estimates of in-home appraisers shouldn’t be the root of their compensation, and the appraisers should be independent of the sales staff of the lenders. State quangos are told when infraction occurs in the appraisal process.

What’s subject to the HVCC? All 1-4 Family loans sold to Fannie Mae or Freddie Mac must follow suggestions of the HVCC. However, the HVCC still is not applicable to FHA, VA, and jumbo loans. Personal assignments,eg divorce appraisals, bankruptcy appraisals, tax grievance and tax appeal appraisals, aren’t affected by the HVCC. The code only is applicable to appraisals, not affecting automated valuation models, broker price opinions, or tax assessments.

Due to misunderstandings, there is some confusion about the rules and laws of the HVCC and these facts may clear some of this up : While the HVCC does not specifically prohibit communication between the appraiser and the estate agent, the borrower is limited from providing cash to the valuer. Lenders may authorize 3rd parties to select, retain, and provide payment for compensation of the valuer.

The HVCC does not require the use of AMCs, Appraisal Management firms ; actually, appraisals could be ordered by banks from individual appraisers. Banks that use a group of authorized AMCs are allowed to direct mortgage brokers to employ a specific AMC to submit loan application information and start the appraisal process. This action is compliant with the HVCC because brokers are not permitted to select, retain, and supply payment of compensation to the valuer.

Under the code, banks are prohibited from accepting appraisals that were ordered by financial consultants. Mortgage brokers aren’t permitted to provide lenders with a catalogue of licensed appraisers for the bank to use when ordering appraisals.

The HVCC has effects on not just the end user, but also each individual or company involved in the Home Valuation industry. At the moment, only loans sold to Fannie Mae or Freddie Mac are dependent on the HVCC ; however, the FDIC, NCUA, and the federal Reserve also have pending policies that will increase guilt to both banks and stockholders.
