There are many home buyers who get confused when they are quoted mortgage rates with points. It is a simple enough concept: in order to lower the interest on your mortgage, you pay your bank some cash upfront as an incentive to lower the rate. When the rate is less, so will the monthly loan payment.

When lenders talk about a point, they mean 1% of the total loan. For a $200,000 mortgage, one point would be $2,000. A borrower has the choice of paying one or more points on the loan.

As anyone who has been looking for a loan knows, the credit score determines the loan rate, and then the point reduction is taken off this rate. If you are quoted 6% on your $200,000 loan, you may receive a different quote for your loan if you are paying points. Each bank has its own way of figuring this, but they fall within the same scope, and the norm is that 1 point lowers a fixed rate mortgage by .25% and an adjustable rate loan by .375%. In discussing our example of a $200,000 mortgage, above, let’s say we want one point, that is, to get the loan rate reduced to 5.75% of 5.635%, depending on whether it is fixed or floating.

If you inquire about a loan rate, you will most likely see the rate quoted along with points. So, if you are given a 6% rate, next to it will be the quotes for 1 point, 2 points, etc. On the next line, will be the quotes for 7%: 6.75% (1 point), 6.5% (2 points), etc. So it is important to realize what the rate you will pay without points is in order to find the rate you will have with points.

The monthly loan payment is lowered with each lowering of the rate; clearly a mortgage with a rate of 5.75% is going to be less than a loan with a 6% rate. This sounds like it would always be a worthwhile investment, but you have to keep in mind that you are basically paying interest up front. If you only held onto the mortgage for a short while, after you sell the house or negotiate a new mortgage, you will have paid this interest for a loan you no longer have. Paying points is only worthwhile for those who plan on holding the loan for quite a while.

Many times home sellers use points to encourage buyers. A seller may advertise “seller pays points” to bring in more buyers. But keep in mind that this may increase the price of the house by the amount of the points.

It is important to note that there is positively no obligation on behalf of the borrower to pay points. It is merely a decision to reduce the interest rate of the mortgage.

Types Of Foreclosure Scams

Home foreclosure is becoming a far more common problem now then it was just a few years ago. Often it originates from one missed payment which soon spirals out of control. Before you know it you have missed three or four payments and the mortgage lender or bank wants you to pay everything you owe all at once, right then and there. Often this is a major burden to the homeowner and in the end they must decide on some sort of plan of action…this is normally where some one can fall for a scam.

Foreclosure scams are very common as much as the problem itself. Since most homeowners believe that they have little or no choice they fall for these traps, which of course make their situation much worse than it was. Not only is the stress of the foreclosure an issue, but then the fallout from the scam starts…and brings additional stress.

The people who work these scams advertise online, publish advertisements in the local newspaper, distribute flyers, and call houses which are included on the foreclosure list. Sometimes they call themselves “mortgage consultants/real estate investment planners” who offer foreclosure services or advertise with “We buy houses” signs.

Some of the more common scams.

Bankruptcy Foreclosure Scam

The promise here is that the house will be saved. This is how the scam goes…They will either ask for the homeowner to pay their mortgage directly to them, hand over their deed and pay rent, or obtain refinancing. of course they don’t do ANYTHING to fulfill the other end of the bargain, they don’t contact your lender or obtain refinancing for you. They keep all the money and file bankruptcy without your knowledge. Only to use a diffirent name and do the scam agian on some other poor soul looking for help.

Since the homeowner is not aware that bankruptcy has been filed, they fail to participate in the case. The case is dismissed and the house continues onto foreclosure. Apart from loosing money and your home, you will also have a bankruptcy on your record.

Equity skimming or “Skimming”

The scam operator poses as a buyer. They then promise the homeowner to pay the mortgage or given them a sum of money once the property has been sold. The operator then convinces the homeowner to sign over the deed and move out. The homeowner can stay but they have to pay rent. If they opt to move out the operator lets a third party rent the property. The scam operator of course does not pay the mortgage and lets the mortgage lender foreclose.

In the event the house has equity, the scam operator sells the property and pays off the debt. (And of course keeps the equity that the homeowner could have had if they sold it.)

Should you find yourself facing ANY of the above mentioned situations….contact a local mortgage office and ask them if they have ever heard of a “program” like the one you would be offered…if they say no….call the local police and ask for the consumer fraud division.

Resolved Question: Camping between Chicago and Joliet?
I have looked all over the internet for a campground that is decent for us to stay at with our daughters. Does anyone know of a campground between Chicago and Joliet? I have seen Emerald Trails-bad reviews, Hide Away Lakes-bad reviews, Martin Campground-basic parking lot sounds like. Any other ideas? I found a Fossil Rock Recreation but no information on it and the only other place would be Yogi in Portage, IN. Hickory Hollow looks realy nice but is a little far from Chicago. I prefer campgrounds that you have stayed at or seen rather than websites on the internet-found those are deceiving :)
